1. HOW DO YOU SCREEN YOUR TENANTS/BUSINESS PARTNERS?

Over the past ten years Ideal Rooms has established good relationships with local and international corporate companies, recruitment agencies and other well-known organisations who trust that we will arrange the best accommodation for their staff and clients.

We also work with international VIP travel agencies, travel and private membership clubs as well as independent travellers who deal with us directly to ensure that they get the best out of their stay.

We advertise online and in print media, but mainly we rely on tenants’ referrals, business partners and after years of experience we trust our instincts.

2. WHAT HAPPENS WHEN RESIDENTS CAUSE DAMAGE IN THE FLAT?

We take a £250 damage deposit at the time of booking and pre-authorise the Lead Guests credit or debit card in case there is any further damage caused during their stay .

If the guest has accidently caused damage we contact you immediately and discuss how we should charge the guest.

3. WHO CARRIES OUT THE PROPERTY INSPECTION?

An Ideal Rooms Property Manager will always be there to check the guests in. They will return after the guests have left to assess the property and note any damages.

Our cleaners report back to us daily if they have any concerns about the treatment of the property and our Area Maintenance Manager also visits weekly.

If you wish to personally inspect the property then that too can be arranged.

4. HOW MUCH WEAR AND TEAR CAN I EXPECT IN MY FLAT AFTER THE CONTRACT PERIOD?

We have a regular maintenance and cleaning regime so your property will be in a better condition than it would have been if managed/let by an estate agent.

5. HOW IS THE PROPERTY MAINTENANCE HANDLED?

Our Maintenance Managers and their teams are wonderful wizard-like beings who do basic up-keep duties and check day to day wear and tear.

If something bigger needs fixing, then we will notify you, provide you with quotes and liaise with contractors so you don’t have to.

6. WHAT TYPE OF PROPERTIES DO YOU HAVE IN YOUR PORTOFOLIO?

We have all sorts; from studios to five bedroom houses, Victorian terraces to state of the art design.

7. HOW MUCH DO YOU CHARGE FOR YOUR SERVICES?

We do not take a fee from Landlords. We make a profit in the difference in rent that we pay you and we charge the guests.

We are offering premium services and quality and the rental fees reflect this.

9. HOW DO YOU PAY FOR THE ACCOMMODATION FEE?

We take payments via credit or debit card, Paypal and bank transfer.

10. WHAT IF GUEST DOES NOT PAY ON THE CHECK OUT?

We take a damage deposit of £250 at the time of the book. We pre-authorise the guests’ credit card on their arrival which could, if necessary, be used to pay their rental fee.

12. HOW DO YOU VALUE THE PROPERTY AND HOW MUCH DO YOU OFFER ME?

We suggest that prior to an Ideal Rooms valuation you contact your local agents.

If your property is suitable to be rented by Ideal Rooms we will make a commercially viable offer, usually above market value - be aware that market conditions may cause values to vary.

Agreed rent will be paid until the termination of the contract regardless of market conditions or circumstances changing. Contract reviews are at the end of the signed lease.

13. WHAT ARE MY OPTIONS IF IDEAL ROOMS GOES INTO ADMINISTRATION DURING A CONTRACT PERIOD?

As per contract that you will sign with us, tenants will automatically be paying the rent directly to your account and their deposit will remain with the Tenancy Deposit Scheme – www.thedisputeservice.co.uk.

14. IS THERE ANY TIME OF THE YEAR THAT YOU WOULD NOT TAKE NEW PROPERTIES ON?

We take properties in all seasons. There is a demand for Ideal Rooms accommodation throughout the year.

15. COULD YOU SEND ME MONTHLY STATEMENTS?

Absolutely, if that is your preference.

16. DO YOU PAY A DEPOSIT?

Ideal Rooms does not pay a deposit. We take a deposit form every tenant, deposits are registered with Tenancy Deposit Scheme – www.thedisputeservice.co.uk

17. AM I IN BREACH OF CONTRACT WITH MY MORTGAGE PROVIDER IF I SIGN A COMMERCIAL AGREEMENT?

As Ideal Rooms/Holidays have no security of tenure, you should not be restricted in any way. Always seek authorisation from your lender. We will provide you with specific documentation that you may need to submit along with the contract.

18. WHAT KIND OF CONTRACT GOVERNS OUR RELATIONSHIP?

A tailor-made contract, suitable to your business and property management preference, which will be signed by both Ideal Rooms and you.

Legally we will become your sole tenant for the period of 2 – 5 years. For some properties, we will sign shorter tenancies, covering a period of 1 year.

As per contract, you will authorise us to manage the property on your behalf.

For long-term lets we prefer tenants to sign a 12 month contract.

Temporary workers, business and leisure travellers will usually have a short-term contract with us.
